We are responsible for the administration of the Wauwatosa Zoning Code (Title 24) and regulating overall development within the City of Wauwatosa. This is partly accomplished through classifying and reviewing:

  • Conditional Use Permits

  • Land Divisions - Lot Line Adjustment or Certified Survey Map

  • Planned Unit Developments

  • Zoning Amendments

The Plan Commission reviews applications for these permits. Staff review lot line adjustment applications. The Board of Zoning Appeals reviews zoning variance, exception, and appeal applications.

How to Apply

Zoning permit applications are available online through the self-service portal. You must register for an account. Additional information regarding the portal can be found at wauwatosa.net/permits.

Please read the applicable handouts and refer to meeting dates and deadlines below prior to submitting an application. You are strongly advised to discuss your proposal with Planning staff. Application fees are non-refundable. 

Notice: As of mid-November 2024, there is a new approval process for Conditional Use, Zoning Amendments, and Preliminary Planned Unit Development applications.  See handouts below.
