In 2019, our Assessor’s Office will complete a revaluation. This is a city-wide complete and thorough review of all property assessments. We make value adjustments where necessary to guarantee that all property is assessed at market value. This ensures that taxes are distributed equitably.

Site visits result in the most accurate, fair and equitable assessment. Here’s what to expect when we stop by:

How do you introduce yourself? How do I know you work for the City of Wauwatosa?

We schedule visits to your property in advance. You’ll know the name of the appraiser who will be stopping by. We have IDs issued from the City of Wauwatosa.

If you haven’t responded to our letters, we may knock at the door asking your permission to come inside, or we may leave a note on your door asking you to schedule a time for us to visit.

How long will the visit take?

The appraiser will typically need less than 30 minutes, depending on the type of project (new construction, renovations, property review). Reviewing a newly constructed property may take slightly longer.

Will you walk through my entire property?

Any changes to the property from our current records may indicate a change in your property value. If you recently pulled a permit for a kitchen remodel, we’ll focus on that room. As long as we are viewing a portion of your property, it is best that we view the rest of the property to ensure our records are accurate.

What are you looking for?

We’re looking at the overall property condition to make a fair market value assessment. The value of your property could change based on its condition. We review interior conditions as well as exterior conditions of the property and any additional structures.

We are not looking for code violations.

What kind of questions will you ask me?

The goal is to get the best information on the property, and you as the property owner can help us with that. We might ask a question about any recent permits you pulled just to help us understand any updates.

Will you take pictures my property?

We occasionally take exterior photos of your property from the street, similar to a view you can find on Google Maps. This exterior photo is linked to your property record.

What if my place is messy?

Don’t worry about the dirty dishes. Our goal is to review the condition of your property.

What about my pets?

We’re pet lovers. For safety’s sake, we’d appreciate being able to be escorted around your property without Fido in the way.

When can I see my updated property value?

Because this is a revaluation year, you will receive a change of assessment letter in July 2019. All property owners will receive this letter, even if your assessment hasn’t changed.

In non-revaluation years, typically late April. You will only receive a letter if your property assessment changes.
