The Planning Division is responsible for the administration of the Wauwatosa zoning code
(Title 24) and regulating overall development within the City of Wauwatosa. This is partly accomplished through classifying and reviewing:
- Conditional Uses
- Land Divisions
- Planned Developments
- Zoning Amendments
The Plan Commission
is the body that reviews applications for these permits.
The Board of Zoning Appeals
reviews zoning variance applications
Conditional Use Permit
Conditional Use permits are required for such uses as: eating or drinking places, gas stations, and other uses.
: Permits must be reviewed by the City Plan Commission and Common Council.
There are two types of land divisions: a land division/subdivision and a Certified Survey map land division.
: $150/$500 for a Certified Survey Map
: All land divisions must be reviewed by the: City Plan Commission and Common Council.
Planned Developments are intended to permit developments for specialized purposes on certain tracts where traditional zoning districts would not allow for such development.
: Preliminary Planned Developments - $1200; Final Plan - $800; Amendments to previously approved planned developments - $400
: Before submitting an application for a preliminary planned development, an applicant will need to confer with the Planning Department to obtain input and direction on the proposal. Following this conference, an applicant shall submit in writing a description of the proposal with suitable site plans. Preliminary planned development applications must be submitted with a related zoning map amendment application
There are two types of zoning amendments (rezonings): a zoning map amendment (changing the zoning on a parcel of land) and an amendment to the city zoning code (text amendment).
: All rezonings in Wauwatosa are reviewed and approved by the: City Plan Commission, Community Development Committee, and Common Council.
